Tailored to your buy box
Every request starts from your criteria, not a template. Your acreage sweet spot, sewer distance, budget ceiling, and timeline all shape both the gates and the score.
Land acquisition & parcel sourcing for home builders
PredictivHQ screens every parcel in your target county against your project brief and enriches the strongest candidates with terrain, soils, flood, utility, and zoning data. You get a ranked shortlist with a PHQ Score on every site. No searching, no listings, no spreadsheets to build.
How it works
Sourcing land usually means driving roads, scrolling listings, and cross-referencing GIS viewers. We automate the legwork for each client project. You describe the project, and vetted sites show up ranked.
Share your buy box: product type, unit count, acreage range, budget, timeline, and must-haves like distance to sewer. It takes a few minutes, and we follow up on anything that needs nuance.
We pull every parcel in the target county and apply hard gates built from your brief: size, land use, flood exposure, power corridors, terrain, and land basis. A whole county shrinks to a focused candidate pool.
Each candidate is layered with soil composition, septic suitability, sewer proximity, zoning and entitlement path, and ownership, all drawn from county, state, and federal sources.
Candidates are scored, reviewed by an analyst, and delivered as a ranked shortlist. Each site comes with a full profile, development overlays, and owner contact research.
Data layers
Every candidate is enriched with the development data that decides whether a site works: terrain, soils, flood, utilities, access, and zoning. Pick a layer to see what we look at.

Hard gates decide what's in, and the PHQ Score decides what comes first. Our proprietary model weighs utility access, buildability, entitlement path, acreage fit, and land basis against your priorities. The same parcel can score 92 for one builder and 70 for another.

White-glove
Self-serve parcel tools hand you filters and leave the work to you. PredictivHQ is a hands-on acquisition partner. We do the sourcing, and you make the decisions.
Every request starts from your criteria, not a template. Your acreage sweet spot, sewer distance, budget ceiling, and timeline all shape both the gates and the score.
A person reviews every shortlist before it ships and catches what data alone misses: awkward parcel shapes, landlocked lots, estate and trust ownership, and local quirks.
Shortlists are a conversation. Tell us what's a fit and what isn't, and we'll tighten the brief and rerun. Each round gets sharper.

FAQ
How PredictivHQ compares to parcel data platforms, what we analyze, and how a request works.
Zonda, LandGlide, and Regrid are excellent data platforms. Regrid and LandGlide put parcel boundaries and ownership records on a map, and Zonda tracks new-home market activity and lot supply. They give you access to information, but you still do the searching, filtering, cross-referencing, and analysis yourself.
PredictivHQ is a service, not a search tool. We start from your project brief, screen every parcel in the county, check each candidate for terrain, soils, flood risk, sewer access, and zoning, and deliver a ranked shortlist. Data access isn't the bottleneck in land acquisition. Analysis is, and that's the work we do for you.
You can, and plenty of acquisition teams do. But parcel apps show you one parcel at a time. Finding a buildable site means checking hundreds of candidates against FEMA flood maps, USDA soil surveys, utility sewer maps, and zoning codes, often across separate county websites.
That's the needle-in-a-haystack work we take off your plate. You skip the search and start from a shortlist of sites that already fit your criteria.
We automate the steps an acquisition analyst does by hand. Instead of opening a GIS viewer, a flood map, a soil survey, and a sewer map for each parcel, our pipeline runs those checks across every parcel in the county at once. An analyst then reviews the strongest candidates before anything reaches you.
Your team goes from a blank map to a ranked shortlist without spending time on parcels that were never going to work.
Most good development land is never listed. We don't start from listings. We start from the county's complete parcel records, so every privately owned parcel that fits your brief is a candidate, listed or not.
Each shortlist includes the owner of record, mailing address, and contact research so your team can make a direct approach.
Every candidate is evaluated for acreage and estimated lot yield, terrain roughness and elevation, soil composition, septic suitability, FEMA flood zone, natural hazard risk, distance to public sewer, proximity to high-voltage transmission lines, zoning and entitlement path, assessed land value against your budget, distance to existing development, and ownership.
The PHQ Score is our proprietary 0–100 ranking of how well a parcel fits your project. It weighs utility access, buildability, entitlement path, acreage fit, and land basis according to the priorities in your brief. Because the weights follow your criteria, the same parcel can score differently for two builders with different products.
Where a utility publishes its sewer lines, we measure the distance from the parcel's edge to the nearest public line. Where it doesn't, we infer sewer service from the surrounding development pattern. Clusters of small lots that couldn't support a septic field signal a sewered neighborhood, and we calibrate that signal against real sewer lines in each county.
Every shortlist marks sewer access as verified or inferred, along with the utility to call to confirm.
Our home market is North Carolina's Piedmont Triad, including Greensboro, Winston-Salem, High Point, and Burlington. The model works in any U.S. county, though. Name your target county in your request, and we'll source and validate its parcel, utility, and zoning data before screening.
Home builders, residential developers, and land acquisition teams who need a steady pipeline of buildable sites, from single-family subdivisions to townhome communities. If you have a product, a target market, and a buy box, we can source land for it.
No. PredictivHQ is a screening and sourcing service built on public records. Our findings tell you which sites deserve your attention and why, but they aren't a survey, title opinion, perc test, or utility availability letter. Confirm the details with the relevant authorities before you commit capital.
Just your project brief: target county, product type, unit count, acreage range, budget, timeline, and any must-haves like maximum distance to sewer. Create an account, submit your request, and we'll follow up on anything that needs more detail.
Coverage
Our home market is North Carolina's Piedmont Triad, but the model goes wherever your project does. Name any county in your request. We'll source and validate its parcel, utility, and zoning data, then screen and score it just as rigorously.
